Project Brief and Objectives
Coolstream AC received a brief to deliver a complete commercial HVAC installation that could cool, heat and ventilate the building within a strict ten-week build programme. The system needed to minimise energy use, run quietly in collaborative zones and integrate easily with future laboratory upgrades.
Our designers also had to route services through existing steelwork and coordinate all works with lighting, data cabling and interior finishes without delays or rework.
Design Phase – Office HVAC Systems Strategy
Early design workshops clarified profiles and zoning requirements. We selected split-heat-pump systems for cooling and incorporated a mechanical ventilation unit with heat recovery to deliver fresh air.
Service routes were modelled in 3D to avoid clashes and shorten installation time.

Site teams fixed support brackets, installed insulated refrigerant pipework and positioned indoor units above ceiling grids.
Outdoor condensers arrived on a contract-lift lorry and were set on pre-cast pads behind the building. Ductwork and diffusers followed, then controls wiring and thorough pressure testing, finishing with full commissioning and client training.
Challenges and Solutions
The accelerated schedule overlapped with electrical, flooring and partition trades, leaving congested corridors and ceiling zones. We mitigated delays by staging deliveries, prefabricating pipe spools off-site and holding daily coordination huddles.
Noise restrictions in neighbouring offices limited drilling hours, so core holes were completed at dawn, allowing other works to proceed during standard shifts and keeping overall progress on plan without exceeding budget or contract milestones agreed with RSD management.
Project Value, Programme and Team
The scheme stayed within the £80 000 budget and finished on week ten, as promised. A dedicated Coolstream project manager led four installation engineers and one commissioning specialist, ensuring clear communication, strict health-and-safety compliance and quality throughout each project stage.
